How Can You Do This?

There are more than a couple of options when considering the move to get this done. Here are a couple of ideas and suggestions:

1. Because there is a fully liveable space that includes a kitchen and a bathroom, you should be able to get regular conventional financing. Then do the renovations with cash.

2. Purchase and renovate with all your own cash

3. Work with a lender to secure a construction loan to purchase and receive construction draws to complete the rest of the buildout inside.

4. Work with the sellers to create a note and mortgage with seller financing (we can assist with all of this and the sellers are willing), then complete the buildout and renovations and refinance the property to pay the sellers off. For this option, you'd need a down payment plus enough cash to do the buildout. When you refinance, you should be able to pull your renovation cash back out.
